Getting Loan Pre-Approval

The Arizona purchase contract requires buyers to provide a financing pre-approval letter as part of their offer.  Unless you’re paying cash, getting pre-approved by a mortgage lender is one of the first things you should do. Knowing your available loan amount will aid in determining how much you intend to spend on your home and which neighborhoods to consider. Generally, you should begin the pre-approval process prior to beginning your home search. If any issues come up, such as inaccurate findings on your credit report, this will give you time to resolve them.

Making An Offer

Once we’ve found the right home, it’s time to make an offer. When crafting a purchase contract, Diane works closely with her clients to understand their specific circumstances, needs, and financial situation. She will create a custom market analysis, showing the selling price of recent comparable properties and the current market value of the home you wish to purchase.  She will also keep you informed of other potential buyers for the home if there are any. Diane will speak with the listing agent to understand the seller’s motivation for selling. She can then structure your contract to make your offer more attractive to the seller. Diane also maximizes her buyer’s leverage during the negotiation process such as asking for seller credits at closing.

Contract Negotiation 

Negotiating a residential purchase contract is a complex and intricate process.  An experienced agent understands these complexities and can leverage them to their clients’ advantage. Diane’s extensive experience and contract expertise allows her to expertly negotiate the best deal for her clients. With a background in mediation and a degree from the University of California at Berkeley, Diane’s business savvy and high-level analytical skills are perfect for helping her gain maximum leverage for her clients during the contract negotiation process. 

Contract Acceptance 

Once a seller accepts a buyer’s purchase offer, the contract is legally binding on both parties and the escrow period begins. There are various contingencies in the contract, which allow the buyer to cancel. Diane educates her buyers about these contract details so they have a clear understanding of their rights and options. One of the most important contingencies is the home inspection. The home inspection contains the inspector’s opinion on the home’s plumbing, electrical systems, foundation, roof and overall condition. Diane will gather repair estimates and deliver a repair request to be negotiated with the seller. This is one of the most critical phases of the transaction and where many deals fall apart with a less experienced agent. Once contingencies are met such as appraisal, inspection and loan approval, escrow will move towards closing.

Escrow Closing

On the day of closing, the escrow company will transfer your funds to the seller and record the deed in your name. Once the home is officially recorded, you will be provided with the house keys. Now is the time to relax and enjoy your new home! Diane will be available to answer any questions after you close.
